ISOLATED CONCERNS
When a Repair May Be Worth Discussing
A repair may be enough when the issue appears isolated and the rest of the roof is in reasonable condition. Examples include a small number of missing shingles, a localized flashing issue, a single pipe boot problem, a minor leak near one roof penetration, or storm damage limited to a small area.
Even when the issue looks small, a provider should check whether there is hidden water damage, old underlayment, brittle shingles, decking damage, or poor ventilation that changes the recommendation.
